Managing an Italian Holiday Rental from Abroad
What remote ownership actually involves — and what has to happen locally.
Operating complexity and seasonality
The Amalfi Coast and the islands is seasonal, logistically demanding and heavily regulated at municipal level. Peak weeks carry most of the year's revenue, staff and suppliers are stretched exactly when standards matter most, and access, parking and deliveries can be genuinely difficult. Operating well here is an on-the-ground discipline, not a remote one.
Property management and revenue management
Costiera manages the channels on the owner's behalf — listings, calendars, rate plans, guest communication and reviews — alongside housekeeping, linen, staff, suppliers, maintenance and emergency response. Pricing is revisited through the season against occupancy, average daily rate, channel mix and operating costs, and reported monthly with a net owner position where applicable. Costiera is not an official partner of Booking.com, Airbnb, Vrbo or any other platform.
What cannot be done remotely
Turnover cleaning between same-day departures and arrivals, linen logistics, a failed air-conditioning unit in August, a guest locked out at midnight, a pool that needs treating, a municipal inspection: none of these are solvable from another country. Remote ownership works when someone competent is permanently local and accountable.
Reporting an owner can act on
Monthly reporting covering occupancy, average daily rate, revenue, channel mix, operating costs, works completed and the net owner position where applicable — so decisions about pricing, capital works or scope are taken on evidence.

Common questions
- Can I use the property myself and still rent it in Italy?
- Yes — this is the most common brief we receive. Owner weeks are blocked first, the rental calendar is built around them, and the operating plan is designed for mixed personal and rental use.
- Do you guarantee a return?
- No. We model conservative, base and optimistic scenarios and state the assumptions behind each. Nothing about yield, occupancy, rate or appreciation is guaranteed.
- Can Costiera handle the whole lifecycle?
- Yes: source, analyse, acquire, restore, furnish, launch, manage and optimize — as one relationship, with regulated work delivered by qualified independent professionals.
