Buying a Holiday Rental in Italy

Sourcing, due diligence, budgeting and the operating plan behind the purchase.

Acquisition

Buying in Southern Italy is a matter of access before it is a matter of price. A meaningful share of the properties worth owning are transacted quietly, between people who already know each other. We source through public listings, partner agencies and private introductions, then screen each candidate against comparable sales, achievable rental positioning and the true cost of bringing it to standard.

Investment analysis

Every a Southern Italian opportunity is modelled before an offer is made: purchase and acquisition costs, renovation and furnishing budget, expected operating costs, and conservative, base and optimistic revenue scenarios with the assumptions written down. Projections are illustrative and depend on assumptions that may not hold; no yield, occupancy, average daily rate, appreciation or return is guaranteed.

Due diligence

Title, cadastral conformity, planning history, condominium position and any short-let restrictions are checked with licensed independent professionals before commitment. Costiera coordinates the process; notaries, lawyers and technical professionals perform their own regulated roles.

Renovation for rental use

A house that photographs well and a house that operates well are not automatically the same building. Layout, bathroom count, outdoor shade, kitchen capacity, air conditioning, laundry and storage all decide how the property performs once guests arrive. Costiera coordinates architects, surveyors, licensed contractors and artisans as a single point of contact, then furnishes to a specification designed for real occupancy.

Property management and revenue management

Costiera manages the channels on the owner's behalf — listings, calendars, rate plans, guest communication and reviews — alongside housekeeping, linen, staff, suppliers, maintenance and emergency response. Pricing is revisited through the season against occupancy, average daily rate, channel mix and operating costs, and reported monthly with a net owner position where applicable. Costiera is not an official partner of Booking.com, Airbnb, Vrbo or any other platform.

Common questions

Can I use the property myself and still rent it in Italy?
Yes — this is the most common brief we receive. Owner weeks are blocked first, the rental calendar is built around them, and the operating plan is designed for mixed personal and rental use.
Do you guarantee a return?
No. We model conservative, base and optimistic scenarios and state the assumptions behind each. Nothing about yield, occupancy, rate or appreciation is guaranteed.
Can Costiera handle the whole lifecycle?
Yes: source, analyse, acquire, restore, furnish, launch, manage and optimize — as one relationship, with regulated work delivered by qualified independent professionals.
